Basement Waterproofing Products: What Actually Works (and What Doesn't)
Walk into any home centre and you'll find a wall of basement waterproofing products. Most of them are not what they claim to be. Here's the honest review.
DryLok and similar masonry sealers
A waterproof PAINT. It can slow surface moisture for a few years on dry walls. It will NOT stop active water entry, full stop. Anyone selling "waterproofing" by painting your walls is misleading you.
Hydraulic cement
Useful for small static cracks and patching around pipes. Sets fast, even underwater. Will fail on cracks that move with seasonal foundation shifts. Polyurethane injection is far better for active foundation cracks.
Polyurethane crack injection
Excellent. Permanent for most cracks. Flexible, fills micro-fractures, lifetime-warrantable.
Rubberized exterior membrane
The gold standard. Used for full exterior basement waterproofing. 30+ year service life.
Interior dimple board / drainage matting
Solid product when paired with proper interior drainage and sump system. Useless on its own.
Foundation parging
Surface coating that protects the visible portion of foundation above grade. Cosmetic and minor protection — NOT waterproofing.
What to avoid
Anyone offering "basement waterproofing" that is really just paint, sealer, or surface coating. The phrase to listen for: "this stops water from entering the foundation." If they can't explain HOW their product stops water at the source, walk away.
