Berczy Village Case Study: Stopping Window Well Leaks for Good
Window well leaks are one of the sneakiest sources of basement water in Markham. The well fills like a bathtub, water rises above the window frame, and pours straight in.
In Berczy Village last fall, we found a window well so packed with leaves and dirt that the original gravel drain was completely blocked. Every heavy rain, the well overflowed straight into the basement bedroom — soaking carpet and quietly growing mold under the baseboards.
The fix
We dug out the well, cleared the drain to the weeping tile, replaced gravel, installed a clear polycarbonate cover, and re-sealed the window frame with a flexible exterior caulk rated for our climate.
Total cost: under $900. The previous water damage and mold remediation? About $7,400.
Check your window wells before winter
Twice a year — spring and fall — pull the leaves out, check that water drains within a minute when you pour a bucket in, and replace any cracked covers.
